Tour of the House and its Rooms...

The maisonette is a ground floor with double bedroom...

ARCHITECTURAL DIAGRAM: This diagram is roughly proportionate to give a reasonable indication of the comparable sze of the rooms.

You can see that the maisonette contains all the key rooms needed, and is also quite spacious.

There are plenty of power points available, a TV point in the lounge, and a telephone point in both the lounge and the bedroom.

Windows are fully double-glazed, and like the rest of the house - there is a good level of insulation to keep heating costs down.

Dimensions are indicated on the diagram opposite, should you want to know. In short, the lounge / dining room is upto 5.3 m by 3.7 m, the bedroom is 3.8 m by 2.9 m and the kitchen is 3.8 m by 1.8 m in dimensions.

Central heating is fully provided - radiators are present in all major rooms of the house. A combi boiler is fitted and has been checked and approved by a Corgi-registered engineer.

Gas and Electricity Meters are located at the front of the house for readings.

The door at the back of the kitchen leads to the back garden, which has a shed (lawnmower provided), washing line and grass area, with lots of plants and flowers around the edge.

There is a lot of storage available in the house, with a cupboard at the end of the hall, under the stairway, and two more cupboards in the bedroom. The shed is another place to store things like bikes, which can be brought around the side door of the house.

So what do the rooms look like then?

Below are the basic details of each of the rooms in the maisonette - this will hopefully save you time and help you decide if this is the place for you!

The Main Bedroom

The main bedroom is equipped with a double-bed, mattress and duvet. On the side, a telephone is provided with a small chest of draws. The cupboards next to the bed have loads of space for clothes and other items on the top shelf of the bedroom. The room has 2 power points, radiator, window and telephone point.

The Lounge and Dining Room

The lounge and dining area are combined, with the lounge itself containing a 3-seater and 2 single-seater sofas. A coffee table is provided, and a TV could also be provided upon request (please check the rental section if this is required). The room has 2 radiators, a telephone point, a TV point and 3 power points. There is also a bookcase and a dining table with 4 chairs provided.

The Kitchen

The kitchen is fully equipped with all the facilities you could need. It contains a spearate fridge and freezer, washing machine combined with tumble dryer cooker, oven with grill, sink and plenty of storage cupboards. A microwave, cutlery and crockery are provided. The kitchen also houses the combi boiler in the house, and leads to the back garden. It contains 5 power points and 1 radiator.

The Bathroom

The bathroom, whilst a little small, has everything that a bathroom needs. Apart from the usual faetures, the bathroom has a fluorescent light with safety switch, shelving on top of the sink, and a powerful shower system as well as bath. The bathroom also has a cooling fan to keep the room temperate. A de-humidifer is also available to prevent steam and mould from appearing.

The Back Garden

The back garden is quite large, and stretches from the back to the side of the house. On the side is a doorway that leads to the front of the house, which can be used for taking bikes out, etc. There is a large lawn with plants and flowers on the outer edges. A BBQ can be set-up next to the shed, which houses a tumble dryer. A circular table and four chairs are provided, as is a lawnmower in the shed for maintaining the front and back lawns.

The Entrance

At the front of the house, there are the utility meters and there is also parking space at the front, which is unassigned. This means that it can be first-come first served, but it is usually easy to get parking within 20 metres of the house as it is located in a quiet cul-de-sac. The front also has some rose bushes and a small lawn. Please note that the tenant(s) are expected to maintain both the front and back lawns using the lawnmower provided.
